Jan 1st, 2012 At Technical Designs, 3D is synonymous with BIM (Building Information Modeling). BIM is not a CAD software program; it is an entirely new way of looking at the design and construction of a building.

As an Owner why should I care about BIM / 3D design?

    We knew from experience that no matter how competent and careful we approached the design process, we found that the coordination of the structure and the mechanical systems in particular using 2D drawings always led to unexpected conflicts. We invested in Autodesk Revit as our 3D BIM tool and no part of the design process has benefited more than a 3D design analysis of the structural / mechanical interface.

    Technical Designs became interested early on in the use of Integrated Project Delivery (IPD) . IPD is simply the use of web based tools that support consultants with specific expertise to collaborate on a single design model that exists in the cloud where team members have direct access in real time. This process could be applied to any type of project: from designing a circuit board to movie production. Technical Designs focused on what knowledge we bring to the process and developed the tools and skills necessary to support the building design process within the construction industry.

    The Untapped Potential

    Once we have designed the project in 3D we can create sections and 3D views anywhere within the project to detail or coordinate critical areas. Even if we work with a design team that is still limited to 2D drawings, we bring as much of their information into our 3D model as possible and continue the design process. This is mandated as an internal coordination step to improve a product quality delivery.

    Tools to integrate building controls, automation, and commissioning - As MEP engineers, we found ourselves spending a great deal of time engineering building systems and trying to translate our ideas on how best to control these systems to allow our Clients the best comfort and energy efficiency possible. Drawing on the BIM canvas of information and using IPD tools, Technical Designs developed in house structures to bring together more points of information and value to the Owner.
