design in 3D, build in 3D, live in 3D!

3D Skills

Jan 1st, 2012 At Technical Designs, 3D is synonymous with BIM (Building Information Modeling). BIM is not a CAD software program; it is an entirely new way of looking at the design and construction of a building.

As an Owner why should I care about BIM / 3D design?

Technical Designs approaches the market to meet our clients expectations in the following ways:

  • Be knowledgeable and proficient in Building Systems and in particular the Types of Systems that would best serve our Client’s business.
  • To bring the latest tools and technologies; this improves our internal productivity to reduce our cost to the Client, but also to extend our efforts out into our Client’s business.
  • Once we understand our Client’s business, we take what we do and offer ways to create a marketable differentiation to advance our Client’s mission.
  • To be adept at working with our Clients from project conception to project management. We spent less time focusing on what the construction industry is selling and more on the Client's end vision.
  • We have proven from our own experience that BIM has led to a tighter design package with less field coordination and change orders.Technical Designs adopted a top/down mission to become proficient in 3D BIM design at all levels of the organization. This is the common canvas that everyone shares and we have built upon this to create a solution that benefits the Owner from the day of project inception through the management of the facility.

    Benefits of BIM

"The real promise of BIM lies in its application across the entire project team, especially in the area of improved building performance."

    —Jerry Laiserin, Technology Industry Analyst

When Jerry discusses Performance, we believe it is not only the construction process but how the final product performs in terms of energy, comfort, and serviceabilitiy.

    IPD brings it all together...
    BIM

We knew from experience that no matter how competent and careful we approached the design process, we found that the coordination of the structure and the mechanical systems in particular using 2D drawings always led to unexpected conflicts. We invested in Autodesk Revit as our 3D BIM tool and no part of the design process has benefited more than a 3D design analysis of the structural / mechanical interface.

    IPD

    IPD

Technical Designs became interested early on in the use of Integrated Project Delivery (IPD) . IPD is simply the use of web based tools that support consultants with specific expertise to collaborate on a single design model that exists in the cloud where team members have direct access in real time. This process could be applied to any type of project: from designing a circuit board to movie production. Technical Designs focused on what knowledge we bring to the process and developed the tools and skills necessary to support the building design process within the construction industry.

    The IPD Gateway

Tools to integrate LEED – Clients that want to design in 3D, use LEED strategies, merge building software controls, and manage their project with cloud tools will find Technical Designs has developed a proprietary method to bring Integrated Project Delivery to the next logical step. New construction and existing buildings have been considered in this tool’s development.

Why is IPD Important to Consider

Technical Designs invested and developed the tools listed above to meet the Client’s needs. We recognize that in the big picture of sustainability, 80% of the overall cost of a building is in operation and maintenance and 20% is the initial cost. Competitive forces in the market place and Contractors have focus on reducing the initial cost and many times sacrificing building elements and features that dramatically affect the overall operation and maintenance cost. As Building Energy Assessment Professionals, we help Clients avoid fractional percentage decisions that lead to double digit percentage impacts.
